Multifamily and mixed-use development is a volume game played under strict code requirements. You are building dozens or hundreds of dwelling units, each one requiring fire-rated separations, acoustic assemblies between units, and finish work that needs to be consistent from the first unit to the last. The schedule is driven by financing covenants, lease-up timelines, and sometimes tax credit deadlines that do not move. A drywall subcontractor who cannot hold pace across 50 or 200 units is a subcontractor who puts your entire project at risk.


The code environment for multifamily is substantially more complex than single-family. Party walls require fire-rated assemblies, typically one-hour or two-hour depending on construction type. Dwelling unit separations require STC-rated acoustic assemblies. Mixed-use projects add another layer, with fire and acoustic separations between residential and commercial occupancies that involve specific UL-listed wall and ceiling configurations. Corridors, stairwells, and elevator shafts each carry their own rating requirements. Your drywall sub needs to understand these assemblies at the plan level, not learn them in the field.


You also need a subcontractor whose capacity matches your project scale. Multifamily drywall scope is large, repetitive, and schedule-sensitive. A sub who bids the job but cannot staff it, or who pulls crews to cover other work, will create delays that ripple through every subsequent trade.

Our crews handle party wall separations, corridor assemblies, stairwell and elevator shaft enclosures, and mixed-occupancy separations. We work from the project's fire-rated assembly schedule and coordinate with fire-stopping trades and inspection requirements.


Acoustic drywall systems. STC-rated assemblies for dwelling unit separations are a core competency for us. We install resilient channel, isolation clips, double-layer board, and sound-dampening compound configurations to meet the STC ratings specified in the project documents. Proper acoustic performance starts with disciplined installation, and our crews understand that a single missed clip or unbroken drywall-to-framing contact point compromises the entire assembly.


Moisture and mold-resistant systems. Kitchens, bathrooms, laundry rooms, and common area wet spaces in multifamily projects require moisture-resistant gypsum board. We install these systems per manufacturer specifications and building code requirements, including proper backing for tile and fixture attachment.


DensGlass exterior sheathing. For exterior wall assemblies that require a moisture-resistant sheathing substrate, we install DensGlass fiberglass mat gypsum panels. This scope often runs concurrently with interior drywall and benefits from being managed under the same subcontract.


Construction cleanup at multifamily scale. Dumpster rentals, rough clean, final clean, debris and dirt removal, concrete washout, pressure washing, and exterior window cleaning, all scaled to match the pace of a multifamily build.
