Owner-builders face a specific challenge when hiring subcontractors: many subs deprioritize owner-builder projects because they assume the job will be disorganized, the schedule will slip, or the owner will not understand the trade's requirements well enough to prepare the site properly. That means you often end up choosing from whoever is willing to show up rather than from the best available sub. Clear, detailed estimates. We bid from plans with the same scope breakdown we provide to any GC: board type, finish level, fire-rated assemblies, moisture-resistant areas, and cleanup phases. You receive a proposal with clear line items so you know exactly what is included, what is excluded, and what the cost covers.


Honest guidance on scope and sequencing. We will tell you if your site is not ready for drywall. We will tell you if the framing needs attention before we hang board. We will tell you which finish level is appropriate for your project and why. This is not upselling. It is the same quality control conversation we have with every GC, and it saves you money and rework by getting it right the first time.


Full-scope drywall. Standard installation and finishing, fire-rated assemblies for garage separations and any fire-zone requirements, moisture-resistant board for bathrooms and wet areas, acoustic systems if your project requires sound isolation, and DensGlass exterior sheathing. You get the full menu of drywall services under one subcontract.


Construction cleanup. Dumpster rentals, rough clean, final clean, debris and dirt removal, concrete washout, pressure washing, exterior window cleaning, and skilled jobsite labor. As an owner-builder, you may not have a separate cleanup crew lined up. We handle the entire cleanup scope alongside drywall so your project stays clean and inspection-ready.


Professional scheduling and communication. We commit to start dates and communicate if anything changes. Our crews show up on time, complete the work within the agreed timeline, and notify you of any field conditions that require a decision. You are managing this project, and we respect that by giving you the information you need to manage it well.


Licensed and insured. CSLB License #735123 with active B, C-9, and C-61/D-63 classifications. Commercial general liability and workers' compensation insurance. You are carrying the risk on an owner-builder project, and working with a properly licensed and insured sub is one of the most important ways to manage that risk.
